Hi @Trina Walker,I share your story, as I am also "50'ish" and I am getting into RE investing to supplement my retirement income, and to ensure that I have a more than sufficient padding, which will allow for travel, and the ability to build a financial legacy for my family as well.  

In my experience, and I'd admit I'm not the best investor out there, far from it, real estate is a nice supplemental income, but I don't see that as enough to quit a job.

I think someone also mentioned a triplex, and that might work as well so you can get economies of scale there to supplement the income. 

The general meetings are typically the first and third Thursday of each month and are a good place to begin networking and a decent supplement to the info you'll find here on BP.My partners and I are fairly new to RE as well, but once you start taking action, it's amazing how much quicker you learn and things start to make sense.

Something like this could benefit from some other ventilation to supplement it.

Not raising your rent annually means that you are supplementing your tenants rent.

I work on a freelance basis in the film industry and am looking to use long term buy and hold investing as a way to supplement my main work income so that I can spend more time with my family and less time worrying about finding the next gig.

If it's cash flow to supplement your current income, then go from there.
