I would say it depends upon your real-estate goals.If you are looking to create passive income and ride the wave of appreciation as home prices go up, I would say you should probably hold onto it.

If a person can buy something economical in a more expensive market like So cal area and be able to ride up the wave in the market and house hack or rent out the property after at a profit then sure but in some markets thats just not probable.

You cannot have due diligence done until your bid has been accepted (Like in any other real estate transaction) So, waving this $12,000 to bid with is laughable.

I don’t put my phone number in my ad, I respond to each inquiry through email with my first wave of qualification questions, this will eliminate a large number of people who would never qualify in the first place, and the people who are casting a large net to find the uneducated landlords that they can take advantage of.
