Punch list items are the non-permit issues like paint touch ups, trim that isn't quite straight, a cracked tile (yes, this happens), a water faucet that is hooked up backwards so the hot water comes out of the cold handle and vice versa, etc.

Additionally, in 5-10 years you may need to pay for yearly gutter cleaning or trimming depending on location, size, etc. - not a huge cost but if trying to get out of your day job, a cost none the less.

Ive been in and around construction for the last 8 years was a union carpenter for 4 years until i started in real estate I'm hands on and familiar(skilled in doing) with every phase of a rehab/flip myself including demo,design,layout,paint,electrical,framing,plumbing,any type of flooring&counter tops, landscaping,roofing,cabinetry,drywall,finish work trim/molding & much more but more importantly know many reasonable(contractors).

You will probably have to shave the lip on both the long side and short side of the board.Now put a thin line of wood glue where the groove and lip (now trimmed down with razor knife) will meet.
