Also, their time is precious so at the right location they are not very price sensitive (not to mention so many of them are plunging into mid six figure debt so at that point whats another hundred to live alone, etc.If you have the right location its well worth it to contact the coordinators as others have said, and also to see if their are other ways to tap into the residents network at a local hospital through a google group.

Lots of reasons. (1) Faster purchase (2) Easier to negotiate with sellers, or beat a similar financed offer (3) Avoid lender headaches during a time-sensitive period (4) Low debt-to-equity may provide a lower yield but it also lowers risk (5) Some people have a lot of cash the cap rate is better than it sitting liquid (6) There's still always the option to cash-out refinance at your convenience- that is you can still accomplish the same ROI, but you can accomplish a quick, painless, possibly cheaper purchase first.

My recommendation here: Walk on this one and cut your teeth on a smaller deal you can afford solo(to build experience+credibility), or work on finding an experienced partner who can lend support to the deal.
