Newbies should essentially stay away from vacant lots because these can be loaded with risk to the uninitiated, but I have also read a lot about potential upside (vacant land on unimproved subdivision lots) - perhaps it's too much to tackle as a first timer?

I had this same exact scenario to tackle with my primary(excluding your level of appreciation in a short time and going to Guam, that is) and I simply made my decision based on what the numbers told me and what my GOALS are.For me, as long as you've truly ran a thorough analysis on what your expenses would be if it were a rental(STR, MTR, LTR, you've got multiple options within to evaluate if you're interested) it all comes down to what generates the greater return and works well with your goals.

(2) I do not show my real phone number, too much hassle and too many inquiries and spam from people looking for a 3 BR when I clearly advertised a one BR etc...so I prescreen by email.

The sellers have agreed to my purchase price but I requested the home vacant and vacating the tenants is not something the sellers are willing to try to tackle.
