By trade I am a lawyer and currently blessed to have a public sector job with private sector pay.  

This means you are held to a higher standards as you are a trained professional in the sector.

Not bad, but for investments where I'm happy to make lower returns with large potential upside, I'd rather put my money in sectors other than real estate (and I do).The rentals I plan to buy will cash flow at least 15% COC.

I'm leaning buy and hold primarily, but am open to other sectors/strategies also.

It doesn't matter if the "funny money" ("hot" money) is coming from loose loans (see Great Recession), an overheated sector (See Tech Bust 1.0), an overheated country (Japan in 90's; see 2-3 lost decades..).
