Tenants have been great and paying their rent on time and overall market is for 2bd rentals I've seen as high $2250/mo I'd like to eventually renovate the inside of the units redoing the kitchen, bathroom and hardwood floor throughout and possibly new windows.

I got a quote from a painter for $4700, and Furnace for $3300, Refri $1100k, Stove $800, dish washer/microwave/disposal $550, refinish hardwood floor and starway $2500, Kitchen Cabinet $2400, counter top $400, lighting $500, security alarm $400, landscape $1800, bathroom wall and floor tiles,Kitchen vinyl floor plus laundry room tile total $1200, refinish bathtub $500, New windows $800, new doors 2 of them $250, toilet+vanity $700,Kitchen and bathroom faucet $260, all new locks $300, roofing(patch up garage) $250, all other materials such as concrete(patch up drive way) sheetrock and others $2000. total $24710.Plus I am paying my contractor $200 per day to remodel the kitchen and bathroom with some plumbing and electrical works.

These need new roofs, facia boards replaces, windows replaced, who knows what the electrical would be, plumbing is questionable, the furnace/heaters are either missing or striped (no AC), the bathroom fixtures are in place though old, the hardwood floors, while solid, will need a lot of works to restore and the list goes on.

Hi everyone, I'm a new member as well as a new Real Estate Investor based out of San Diego Ca.I just have a quick question.I have been driving for dollars and found a great flip and fix real property project.My husband and father in law do tile and hard wood floor so I do have a few connections that I know will help my company excel.Anywho upon doing my research I founf oyt that the property was inherited back in 2015 and is a quit claim deed.How do I go about purchasing the property directly from the home owner.?.?.?

I'd do a bunch of searches for what the other comps in your area have....and likely match that.Without more info I guess my answer would be laminate.....LVP is nice and durable etc, but when you really check it out, its still vinyl....its not woodHardwood and engineered hardwood are really nice....but cost more $$ in material and install..... so I would only do those if your market demands it....higher end house etcA decent quality laminate mimics real wood better than LVP, but at a lower cost than real wood etc.....so is often a good "in between" for appeal vs cost.....Find what's "expected" in your market and follow that lead
