I think it's a great way to start out investing as well as a way to provide affordable housing to folks in CA.I have no affiliation with this institution, but Redwood Credit Union has an entire program dedicated to ADU's here in CA.

In addition, double tax may also result where the Canadian investor holds an interest in the US real estate through a corporation,  where the corporation is a controlled foreign affiliate.  

I tried listing on Zillow, trulia, Realtor.com, all of their affiliate sites, Craigslist and Facebook and wasn’t getting any traffic.

The structure you have is better than forming affiliate and subsidiary companies.

From personal experience - and despite numerous attempts of providing various evidence of another affiliate’s deception (using a kinder word here than in my correspondence with RWN) spanning a couple of years - it may take an act of God for RWN to sever ties with an affiliate.
