I usually require a co-signer who is rock solid (awesome credit, squeaky clean background, owns local real estate, 6x the monthly rent minimum). 

I thought about offering cash for a co-sign, does anyone have experience with that?

Everything is legal and permitted, but former tenant (Bungalow Living, a co-living company) didn’t return possession upon ending its tenancy 10/22 and left its tenants in each of my 4 bed/2 bath units.

RyanYour quickest way to build credit is to have a co-signer on a big purchase like a house.

But if it does you will need to be prepared with experience, a team, liquidity, high net worth, or the ability to get a co-signer to sign on the loan and a great property management team.

Maybe get a co-signer... a parent or relative for foreign students; or an employer willing to vouch for an employee.

@Kusal Kularatne IF your STR had high-vacancy and was a lot of hassle...I guess it could be a co-living space. 

They offered to have a co-signer, which from what I understand could actually make it harder for me to evict them if needed, so I didn't accept that offer.
