When  a tenant starts off with language like  "it's the law" and by citing landlord tenant statutes, it's a big turn off and tells me the tenant is trying to leverage the situation by getting all legal on me.

In my own personal opinion, I believe there will be litigation in the future as to State pre-emption of at-will tenancy notice under Minnesota Statute 504B and these new municipal regulations that seek to regulate the same area of law in a more stringent manner.

The section they sign when they are moving out, they are also declaring they understand that once this move out report is complete, they are also releasing the property to us and any property inside is considered abandoned (make sure you quote the specific state statutes regarding abandoned property) and the cost of it's removal is a cost bore by them.
