On average I figure it takes me 14 hours/ month to manage it. 8 hours/month to visit the properties (2 per week) because I like to make sure lawn maintenance is being kept up with, plowing is done correctly, trash is picked up, and coin laundry is checked. 4 hours to deal with banking and bill payments and maybe 2 hours to deal with actual tenant issues.

It gets a little less clear if you have things like a bunch of extra expenses which you can add or a bunch of extra income like maybe rented parking spaces, rented storage spaces, and coin op laundry.

Flip that coin and it's the same with being a realtor, you cannot be a part time agent and be super successful.If you pick one and put in a 110% you will do well but juggling being a Realtor & Loan officer is going to cause some take away from one side of the business.My biggest objection to one person being the agent and also the Banker is that you will eventually come into question.
