House hacking seems like the best strategy for me.My goal is to purchase a single-family home in Maryland, D.C, (from lurking I've heard D.C was terrible for investing) or Virginia with multiple rooms where I'm making monthly payments similar to what I pay in rent and other charges ($2000-$2500).

We will also make the assumption that the $3000.00 will be repaid to the LoC in 10-payments before the next "lump-sum" is withdrawn.

First is that its difficult to quantify the amount to charge like you indicated.

I think our best client in the last 4 years we probably made them $750,000.Then I get the call from the one property owner trying to nickel and dime me that we will charge $190 for his townhome and he can get someone else to do it for $125.

All this turkey does is charge you for some "training," so you will be "prepared" when you go out looking for lots for him, but curiously, he buys none or very few of the lots he's sent.
