From a high level, I will leave you with this so that you can judge if a model is something worth buying or maybe to go build out your own.rent roll tab - organizes unit mixes, sqft, shows ltl, max rent per unit mix, (this should flow into a clean layout)income statement tab- where you can drag and drop the t12, you will want to itemize in that tab the 200+ lines of data that will then flow into a clean p&ldashboard- where you input all assumptionssummary- show a snapshot of your proforma and high level data points of the dealmodel tab- breaks down monthly proformacomps tab- where you can quickly add data to reference where you think you can push rents tocapex tab- breaking down interiors and exteriorswaterfall tab- how your going to break down ownership on GP/LP. you will want to have this model prefs, prefs with waterfalls, straight splits, pref thats current and capped on backend, class A & B shares if your going to offer a combination of aboveI could write a book on what your model should or shouldn't do from ramp-up period in rents, to additional income delays, taking units off and back online, projected forward curves if you choose floating debt, prepayment projections on the back end, etc.
