We asked the junior lien holder if they would be willing to not redeem and buy the property in a simultaneous close from us for less than the redemption amount (we offered to do a purchase price of 75,000) but they were unwilling to do so, which is a bummer since we could have both benefited as we would have at least walked away with some profit and they would have bought a house for 18,000 less than expected.

Our strategy is to get as many re-performing as possible (thus receiving cash flow without the tenant headaches), and for those unwilling or unable to pay we offer them cash for keys or foreclose to get the property back.

I've had experience with FHA requiring tedious repairs such as adding hand rails to small sets of steps, painting the floor, walls, and ceilings in basements, and other things that perhaps the seller is unwilling to do.
