We have prevented this by watermarking our photos- After a scammer got 2 unsuspecting tenants.  

You hear stories all the time about contractors who are dishonest, who disappear with unsuspecting property owners' money, but trust me there are just as many bad owners out there as bad contractors. 

The part that gives me the weird feeling is all of the issues you've mentioned make me feel like the seller is looking to unload his problem to some unsuspecting buyer.

The real money in wholesaling is made a dime at a time with volume, not a killing on one transaction that either takes equity from an unsuspecting owner or overpricing to an end buyer, without touching the property. 

Sorry, but many flippers would be better serving the community from a jail cell for what they do to the unsuspecting buyers of their flips.

@Kathleen Diaz Huge scam, they buy houses extremely cheap from banks, and rent to own them with unsuspecting aspiring home owners, these houses often need major repairs.
