This is not a case of "growing too fast - too much demand - or getting duped by your partners" all of which are excuses made by investors for this company.They are choosing to take advantage of unsuspecting investors.I have written so many times about the phrase "rent ready". 

That's probably a much better way to phrase it.

@Joshua Redmond a good ol phrase to remember is "if the seller creates price then you create the terms" all of your questions are all factors of negotiate to get best deal possible for either party.

The Highlands is a neighborhood near downtown...it's the mega hot area where all the trendy bars/restaurants are. 

How do you recommend I phrase this in good terms in the addendum to the lease?

When looking in the Kansas City area I would strongly suggest towns called Raytown, Independence, Blue Springs, North Kansas City (up and coming trendy area) and some areas within the City.

For now, I've told him that I guess we have no choice but to see what the trend is over the next few months and see how it goes. 

I would remove shutters completely and paint the door a trendy color, something that makes buyers remember your house.
