I'm gaining traction with simple mailers in certain counties in the Midwest that are not way over priced and provide double digit returns.

In the 6 months on market, list price has been lowered 10% and offering agent bonuses hasn’t affected traction.

The one that has changed the most for me lately is Traction.

Sounds like you're trying to gain traction using short term gains to get critical mass to buy a hold property. 

At any rate, if you find a real deal, you can post it here in the market place and get some traction and perhaps find a partner or someone to wholesale it to. 

Any advice you could offer to help me get some traction would be greatly appreciated!

Just like the others mentioned I started off with Youtube.Once I picked up traction I invested into seminars to build systems.4 years later I've done over a million dollars in assignment fees - wholesaling is definitely life changing if you commit to it.

With COVID I can understand why you wouldn't want a bunch of people walking through the unit but your current approach isn't getting any traction.
