Selling in a cold market
I have relocated out of Carlsbad, NM, an oil boom town. Economic policy has created an uncertain future for oil there. The house was a live in rehab, so is nicely updated. The current list price is at Jan 2020appraisal, before major bathroom update. The house has been on market 6 months with steady showings, but no offers. Feedback from agents has been that the price is right for comps. In the 6 months on market, list price has been lowered 10% and offering agent bonuses hasn’t affected traction. Are there other methods to drum up interest to get this property sold?
Rent rates are dropping, so keeping the property as a rental would not be cash flow positive.
