The videos are critical for the following reasons:Too often, the photos on the MLS do not reflect the actual condition of the property.Videos do not tell you everything - for example, a strong pet or smoke odor.

In much the same fashion as when we file permits for a large remodel they will quite often come back saying I want xyz additional work like adding hardwired smokes.

And, as someone already pointed out, you will need to document that you have an egress window, show a smoke detector in there, etc.

I use that example since I just PAID a $750K wholesale fee last year to an investor who put in the reps, and had a smoking self storage deal under agreement for a steal... and I was HAPPY to wire them the funds.

I'm going to ignore the recommendation to stop smoking because I know a relative that has been smoking for 80 years and he's the healthiest person I know!

Getting smoke odor out of a home is nearly impossible  Months later, the smell of smoke remained despite attempts to mitigate and eliminate this odor.  

Lighter, smokes, cell phone, lawn chair - a regular rec room, with the other tenants property as their table.

I make sure led lightbulbs are in all fixtures and smoke detectors have active batteries.

Change smoke detector batteries, new thermostat battery, replace furnace filter, look under all sinks, drain water heater once every year, look in the attic.
