I called every bank in my town (9 I believe) and got one financial officer to admit this is exactly how this works.

I drove to my office, everything around me was on fire including the landscaping and dumpsters in the parking lot--no firefighters around. 

Them helping one person try to save a few dollars will jeopardize their entire practice and every other person who does the taxes at that office. 

The ARV isn't that high, loan officers were hesitant to own more risk, etc.

Otherwise try an executive office service like Regus (local options are cheaper).

They took on more projects than they can handle just as a number of market variables turned against them: materials costs and availability and staffing, both back office and subs, just to name a couple.

I worked for a property management company that requires all potential tenants to check into the main office prior to showing as a means to provide a safe showing for the employees.

Then think about writing off your cellphone, your internet, you car, your home office, your tax prep, etc etc etc.  

In lieu of living quarters, and if your area doesn't really need the value of a garage due to weather, the best uses I have seen are full-service home offices or gyms.

I never was able to get ANY response at all from the title attorney's office.
