I've done deals in 10 states, I have never seen RE tax stamps on any deed, that may be further west of my neighborhood. Some older folks believe the Abstract of Title is or contains a deed proving ownership, these were/are books, like 5" x 12/14" and usually a couple inches thick.

If your numbers are even close to being right this is a pretty thick deal and you should not have any problem finding someone to fund it (Probably not 100% being your first deal) and give reasonable terms. If you are worried about actually being able to do the rehab then look into B but if the only issue is funding pound the pavement and find more lenders and if you don't have a couple grand (if you are buying for $25K even if they want 40% of purchase we are only talking $10K) find a way to get it (Credit cards, HELOC if you own a house, personal loans, friends and family) then make it happen. If you aren't willing to take a little risk to get the rest of the funding then just wholesale it, if the numbers are accurate you can probably get $15K or more.
J. Martin In contract on first NEGATIVE CASH FLOW deal, and EXCITED! Thoughts?

I sort of jokingly referred to my strategy as being like Warren Buffet's, where he uses the steady cash flow from insurance companies to buy distressed assets or companies that need some turnaround, like he did in the crisis, but I think that's being too generous.. lolI'm sure I'll also get some grief for "speculating" on appreciation, but I have a thick candy shell, so don't worry about it ;)

I have thick skin my life gets threatened every day and I get into fights with people that want blood, I was merely pointing out that calling somebody a loser for putting out bandit signs is pretty ridiculous when the whole point of bigger pockets is to help out each other and not tear people down.
