My father in law became disabled at work and was able to get a reverse mortgage on his home which allowed him to not work and live there for free essentially (no mortgage payment whatsoever) for nearly 30 years. 

And brush their teeth.

No listing fees whatsoever.

Flipping in an LLC makes no difference whatsoever on your taxes. 

The 15 day provision would be laughed out of court and unenforceable but the tax default is something you could sink your teeth into.

I am looking to sink my teeth into the next deal and am looking for a residential property below $150,000 in the southeast with the potential to generate 15% cash on cash return. 

So we have no contract whatsoever.  

LOL.and you would not have had the massive foreclosures  and I get it in those days reserves what are those everything is rosy.. and boy I just made it through by the skin of my teeth myself but I went through Millions in reserves and equity to protect my good name and credit standing.. it was brutal.. so yes I am totally debt adverse.I am more like my grandpa who lived through the depression and never had a penny of debt most of his life .. either way.. what ever floats your boat right ???
