On there advising things they themselves never did, well that the shoe shiner giving stock tips, right, just stay away from all that obviously.

The first steps I would take in your shoes would be to absord information.  

In your shoes  (if you wish to proceed) I'd push to have the eviction completed prior to close as a contingency.I applaud your interest in getting into real estate it has been a very rewarding and enjoyable career for me.

Now i have over 25 buyers on my list and there all looking to invest in 2 and up units , so how would you if you was in my shoes how would you find great duplex deals or talk to the owner of a duplex to.
