I highly suspect something will standout as inflated in this accounting.

I would look at comps in the area and slightly go above what they have to stand out.

The city's rapid development can be attributed to the abundance of white-collar jobs, and it's often said that they have the highest per capita number of engineers or individuals with higher-level degrees.

Consider highlighting any special features to stand out, and maybe even offer a move-in discount to attract tenants quickly.

If you're planning to invest less than $400-500k USD, the properties you could find within that budget will not stand out in the market, and you'll face high competition in the STR (Short-Term Rental) market.

One thing's for sure, you need to stand out rather than fitting in with the noise.
