Over the years I've built up a decent list of syndication sponsors who will take capital from a sophisticated investor like myself, particularly via  506(b) raise.

I have one sponsor who waited 6 months before first distribution to "season" the property.  

The sponsors should be experts with a lot of experience in their product area (if not, do not invest with them). 

I am only in one and I vetted the sponsor for a long time.

Totaling $44k. with 44k, you are joining their network and they said they will even sponsor the deal up to $1 Mil if we find a good one.

Typically a DST sponsor will only distribute through an SEC-registered broker-dealer for compliance and regulatory reasons.  

When you see sponsors offering stupid returns or guarantees then people should run.

@Joe S.There are ways to syndicate a deal initially wherein the GP lead sponsor can buy all the investors out a few years into the deal generally thru refinance after the business plan is executed and value increased.

The podcast notes don't list the podcast sponsors so looking for it that way isn't helping me either.
