Run some sensitivity analysis before you invest passively or buy a property to better gauge where you'll land in a pull-back.

From that hopefully your QI has provided you with copies of all the 1031 documents including settlement statements and time sensitive 45 and 180 day dates.

If you dont plan to live in the property and thus are less sensitive on location I would recommend searching slightly further west/NW if you want to stay on this side of the city.
