Mike- as i understand it, you resell the home "subject to" the original loan in the name of the seller whom you bought the property from.

@Wayne Brooks  and or for tax reasons.but I would wonder is it not financially feasible or just not something this guy wants to do.if it has market value buy it and resell it.. if its in an area like many markets were bare lots have zero or negative value since existing inventory can be bought for less than replacement cost then.. its a tough one if they are adding value to the price of the home.out our way extra lots are GOLD and highly sought after.

My takeaways:- DHL only applies to owned occupied homes- Flippers (defined as reselling within 12 months) had to BE contractors.- Any question of legality, don't do it or have the seller see legal counsel

and it puts wholesalers in the used car salesmen category not a professional or providing a service the only service they provide is to make money for themselves.. which you can do being an agent.. or better yet be a true investor just buy the house do something to it and resell it..
