One month is too long to wait for repairs to a refrigerator. 

Basically, I have tenants that requested a new refrigerator even though the other refrigerator was working it just was older and had some shelves that were broken. 

We are looking for insight regarding calculating depreciation/wear/repair costs of common use items (refrigerator, freezer, W/D, gas fireplace, A/C, furnace, oven, stove, dishwasher, water heater, water softener, etc.).  

The technician write up references that the exterior heat pump compressor had locked rotor amps and couldn't be evaluated and recommended a whole new system due to it using the old refrigerant and it's condition and that the drain pan was rusted. 

I once bought a used refrigerator from one of our local stores that many landlords shop at. 

@Scott M. thanks looks like gone as nothing in living room, refrigerator gone but left bed in the room and mattress.

A new washer and dryer was added and the refrigerator and dishwasher was replaced.

I know for a fact that she stole the refrigerator.  

The house in Idaho was a 3-bath 4 bedroom and the tenant destroyed every plumbing fixture, the kitchen cabinets, granite counter tops, stove, refrigerator, dishwasher, washer, dryer and the $32,000 cost was with my personally doing the work with one employee.So!!!

After years of relative quiet, appliance-wise, we had to replace two refrigerators and a dishwasher in three different units.Both refrigerators, different brands, from different sources, arrived faulty.The first wouldn’t cool.
