@Teri Feeney Styers the slow flip method that I think he is referring to is the one coined by Scott Jelinek which is buying a livable property using private money on a short term (typical 60 month--like a car) and immediately marking it up 2-4 times and selling it on a 30 year term using a land contract.

I have sold two properties on seller finance, but I don't buy on seller finance, but I know a lot more about it than you do.Again, on the pocket listings, if you are referring to 10 units and up, I agree that it's not at 1/10.

We came heros a market that rentals were very few to now a decent balance, I'm currently renting one , let's see how many days do I take to rent as reference .
