Most of my CFO clients that are in residential development are looking for IRRs (usually over a minimum 5-year period) in the high teens and the commercial developers are looking in the low to mid 20% range.

@Marcos De la Cruz There's no hard & fast minimum - it's based on your personal return preferences...usually I recommend to my CFO clients that they make an annual somewhat higher than what they could get by investing in the stock market.

I won't say how many offers we make on properties for ourselves or clients in a typical week. 

I have built in the past and I do not understand how anyone can build a house for 250k that will last.As an agent I focus on high end relocation clients and many are positively surprised by the build quality compared to the south.

I have a former client in PA that owned some car washes in his hometown.

I have a client in KC that rents a large home in the urban core to a social service org in the area that feed him tenants.

Based on an inspection report on one of the deals I worked on last year, I was able to negotiate over $15k of credits and repairs for a $200k house using a $400 inspection report for one of my clients.
