We have seen rapid growth in the macroeconomics - population growth, job growth, and major companies moving and developing here like Intel, Meta, Amazon, Google, Ohio State University, Nationwide Children's Hospital, etc.

. - Mindset's conditioned in a kind of FOMO position from covid bull-run, a stimulus action that present's a buyer surge, and a sold price surge, may be the spark for a real tangible bubble creation appreciation frenzy as those act upon FOMO to "grab the profit's" or "get in before it's too late", ignoring market basis fundamental's, thus in a feed-back-loop of rapid appreciation, ie "bubble". - I do not see risk in seller finance side of things as i don't see potentiality of mortgage rates dropping below 6% in any enduring manner.

This financial strategy enabled a rapid transaction and ensured the necessary resources were available to complete the deal.

I recommend checking out Columbus if you’re after appreciation, with its rapid growth in jobs and population, and look into Cleveland and Dayton if cash flow is your focus. 

They MAY somehow get lucky and flip one deal for a small profit; or get VERY lucky and hit an area going through rapid price appreciation and be able to leverage that for a short period of time.  

Of course, I’d be using the equity I’ve gained in the current house so I wouldn’t have that anymore, but do not see any issues with the new builds appreciating as this is a rapidly growing area.I’m looking to discuss any pros/cons, faults, suggestions to this plan.
