To me this sounds like a heads they win tails they lose proposition.  

SFHs seem like a listing proposition as the returns would likely be far lower than a nice fourplex of the same price.So what are you thoughts?

You think that would be an easy proposition, but that won't find a mentor, that will find every Tom, Dick, and flash in the pan.

Given that this sounds like a fairly large property, you'd benefit from establishing your mission, what you and your brand stand for, the value proposition you offer to your customers, and other important considerations.

I can see how this would be an exciting proposition, but run your numbers very carefully.

That being said, if you treat it like a business, learn your market & avatar client, know and constantly improve your value proposition / competitive advantage - you'll soar past the competition. 

Hi @Steven KochI don't know the area at all but the numbers you provided would indicate this is likely a loosing proposition as a rental.
