I just realized I have passed the 8,000 forum post mark here on BP.Wow, what an adventure (learning experience, deal making opportunity, making friends).I have been a member here on Biggerpockets for just over 4 years now and can say without a doubt that my continued dedication and involvement with this site has helped propel my RE career in more ways than one.I have said this many times before, but thank you Joshua Dorkin for creating this site, for having this vision, and for the success that has followed.

To make it it scalable you can always seek returns that are 2 or 3 dollars of net income per every dollar of debt service so that your borrowing propels you forward 2 steps or more so that risk is mitigated to a certain degree.

Hey Drae,I'm just a couple years older than you (26), so I both sympathize with the struggles or starting "young" and also commend you for taking steps to propel your future - a lot of people our age simply don't.First of all, your typical bank is probably going to prefer to see roughly 25% down to secure to loan, but that doesn't include the other requirements they'll likely require and don't forget to have some cash left over to cover you for a couple months and potential repairs.

@Darrin Carey I agree many folks pick up good things from RE Educators and it can really only be one little thing that resonates that propels one foreward.I have mentioned many times I have run into folks that swear by their Highly Paid Mentor and would not be where they are without them.

Obviously since i have been wholesaling, my mind tends to lean towards investing and making a Profit for Myself rather than working on behalf of a Seller...any advice on how i can use my RE License to help me flip properties, and propel me to be a Great Investor??
