Anywhere that one can buy properties for under $100k is very unlikely to have the rent increases that you will need over time to create positive cashflow, or the price appreciation that you will need to make this a profitable endeavor.

There is a profit but not worth the risk.  

If the price was right on Turn-key maybe, but probably more of the fixer-upper that can be leveraged later on for additional property or sold for a nice profit. 

So three years and 30k later and countless hours of work, we sold for 195k for a total profit of 100k.

With this structure, lenders can offer more favorable terms, including lower interest rates, making your investments more profitable in the long run.

To reiterate, I don't need huge profit margins off these and I do want to offer quality rentals but they do need to make sense.
