(Assuming that I haven’t been able to find many deals because of there being little to no foreclosures.)With there being no pre-foreclosure market and a lot less deals to go around; what are others doing in their areas to find deals or is this experience not as prevalent in other markets?

Maybe houses older than 1978 are less prevalent there.I would only replace the wood if it really needs to be replaced.

Duplexes seem to be more prevalent in the South and Texas certainly has its fair share.
