(Assuming that I haven’t been able to find many deals because of there being little to no foreclosures.)With there being no pre-foreclosure market and a lot less deals to go around; what are others doing in their areas to find deals or is this experience not as prevalent in other markets? 

Maybe houses older than 1978 are less prevalent there.I would only replace the wood if it really needs to be replaced. 

Demographic influences refer to things in your area that affect the market, such as, the ever prevalent covid in large cities.  

I usually sell when those factors like big expenses coming, getting out of an area I no longer want to be in are more prevalent.

And have been wondering, since I have seen her request for help, if she knows something, which has not occurred to me, that some people would rather be living in Montana, in 2020, given the threat of COVID-19, & who wish to escape places where this virus is more prevalent.

If its prevalent throughout, is it worth walking away from the purchase? 

Sometimes all the above at the same time.For whatever reason, the same is not as prevalent with duplex's/triplex's... perhaps because there are more of them? 

Is that in line with prevalent cap rates for similar properties in your area?

Duplexes seem to be more prevalent in the South and Texas certainly has its fair share.
