I then modify those numbers based on the buyer's preferred down payment/return hurdles.

Gita,At least the way I prefer to do things is to only run accrual based accounting activity on my day to day operations.

Most don't use them all; some fill them themselves with their preferred coffee or tea.  

With that being said, I also want to make sure the market conditions are right and the math makes sense so that it is a wise investment, not just based on our preferences of where we want to live.

Have you considered investing remotely or do you prefer to be hands-on?

I thinks what I’d prefer to do is use the BRRR method and have rental properties.
