. : ) Riverside is a polluted, crowded, uncivilized mess and the public school systems absolutely suck.

Original plan was to build a Starbucks with a drive-thru, but the City didn't approve the special-use permit required after strong opposition from neighbors who were concerned about traffic congestion, pollution, litter, etc. 

The sale is made pursuant to Chapter 5, Title 54 of the Revised Statutes of the State of New Jersey, as amended, industrial Properties may be subject to the Spill Compensation and Control Act (N.J.S.A. 58:12-23.11 et seq), the Water Pollution Control Act (N.J.S.A. 58:10A-1 et seq) and the Industrial Site Recover Act (N.J.S.A. 13:1K-6 et seq).

The only ones I avoid would be the very busy street (think road noise - freeway off ramp) or a factory with some sort of pollution, noise or smell.

What about pollution liability exceeding the value of the property missed for lack of a $2,500 Phase I during the diligence period?   

Most of my guest are looking for starry nights w/o light pollution and not neighbors.

In the meantime, the pollution continued to grow, and the cost to build and building codes created a situation that prevents the mass building of affordable properties.
