I tell people all the time: if you can't find a quality PM in a market, don't invest in that market!

New York is hard to evict people and you'll end up spending more time and money doing it yourself.

I would love to meet and network to people in South Florida , and find a mentor or someone who has taken a similar investment route that I am doing from flipping to owning rental properties.Really just meet likeminded people. 

There are a lot of people that are wanting to owner occupy, which has driven greater demand for these properties. 

So if you see a foreclosure, it's not a typical thing, and the people involved are not typical. 

They do this on purpose so new people get tripped up in the process and quit.

So many people come in and are looking for a spreadsheet to estimate for them and they don't understand the basics of what numbers they are inputting.

Heating costs go up in winter, as does electricity due to the reduced natural light and more people indoors.

A couple of years ago, I worked with an investor who never updated the contact information for the loan and the Bank call the seller (ex-wife), that day she was mad at her ex-husband and told the bank her ex allowed someone to steal their property from them and they got no money, she was kicked out of her house and there were strange people living there.This could all have been avoided if the investor did this process correct.Get educated, also I do not know your attorney but not many attorneys have the knowledge to do this process correctly.
