You can pretty easily find a duplex to house hack in a good neighborhood in the $300,000-$400,000 range.

We typically pay somewhere in the range of $3500 for a new, basic furnance, including install, if there are no other modifications to the system required.

Houses here that are move in ready range from $200-300k.

Most of my CFO clients that are in residential development are looking for IRRs (usually over a minimum 5-year period) in the high teens and the commercial developers are looking in the low to mid 20% range.

I'll be in the market for a duplex/triplex in the $400k range that I will owner occupy and use a 5% down loan.

No doubt similar stuff in SF Bay area would be in the $20M range like you're saying.

Maybe I'll make a policy to schedule all our leases to end in a spring/summer month range.
