There would be the cashflow from the rental property, of course, but that would be largely mitigated by depreciating the property.

Remember, regardless of when the lease was suppose to end, you have a duty to mitigate your damages.

And again, how that helps mitigate what the universal expense (rents) have to be raised upon everyone. 

Now, as investors we have to mitigate our risks.

Lower interest rates would certainly make projects more attractive.It'll be interesting to see how lenders balance the need for risk mitigation with the opportunity to capture a larger market share by offering competitive rates

While you can still have collection issues, turnover costs, and vacancy, if you screen well, these can be mitigated and you can make a significant return on your investment.  

Secondly- the way you worded this inquiry in regards to LLCs makes me think that you might not have a thorough understanding of the pros and cons to LLCs and how they effect the type of loans you can get and the liability you create or mitigate.

If you never built before, then understand all the process of how much it takes to build a new home/modules before strap down all your cash in one place.If the number doesn't work for your current search, then keep on looking... instead of getting stuck on a bad deal that mitigate you from invest on potential good deals.Good luck
