I was told it was an old mild dog and lays in the sun all day long, which turned out he is a lot more aggressive then I thought, and one time I had a pest control company to come service the building, and they had to go inside her unit to get into the attic, the dog basically attacked - IN HER PRESENCE - and resulted in the knee pads worn by the pest control tech was ripped off by his paws. 

Thoroughly clean them, I use dawn dish detergent usually.

in the tiny zip lock baggy not sure what to do with it, the one i found tonite, as right now its lying on the floor sorta behind the dryer.as the one i saw months ago (fall out of the washer) i just assumed was jewelry baggy with detergent in it and left it behind without much thought since i'm not street smart at all, never been exposed to any of that (til now) =L

Deals with solid cap rates of 8 are not hard to come by, but I have been hesitating to invest in a place where there is a mild population loss and some economic decline.

(Think laundry detergent or tailoring).

Current owners have been diligent in caring for the septic - regular tank cleaning, liquid detergents only, no oils down the drain, no feminine hygiene products being flushed etc etc etc.  

I saw it at a house in CA and it will only work in a mild climate w/o hard freezes.

The first thing I'd try is to approach the tenant and ask if s/he'd like to buy the oil from you and settle on a rate which will be mildly to severely discounted before you sell if back to the supplier.
