There isn't some bidder related or not and no, its not so "ABC" doesn't show a loss (Whatever that is supposed to mean).Ron, i think there is some confusion with regard to Oregon related to Sheriffs sales and trustee's sales which Oregon uses both.. prior to the melt down 99% of all foreclosures in Oregon were Trustee's sales and yes you got a trustee's deed  post sale and bank could have a step bid but they generally did not send anyone to the sale they just wrote a memo to the foreclosure service and the cryer would bid it up.Sheriffs sales do have a redemption and there are those that run around buying redemption rights..

many who said they cant wait for a decline will find unless they are PREMIER borrowers or have a lot of CASH are not going to be able to participate.unlike the GFC  Mortgage industry instantly came up with programs for owner occupied properties.. so we will not see a big melt down there like we did in the GFC.

I know they didn't flash them with modified bitumen(torch down for the lay people) because the plastic flanges would have melted.
