I'm not as creative as some with funding sources and haven't established access to the private funding others have (yet... hopefully)... so for me, at present, cash for future down payments is key.

Much less competition in these areas, more distressed properties/sellers, higher % spreads in between Acquisition Cost / ARV, and less capital intensive overall to name just a few reasons.HMLs can be helpful for Acquisition but depending on the price of the property, the fees can eat up much of your profit, especially if there's not much "meat on the bones".

They are expensive, we've paid $1,000 to $2,000 a day and the perk and probe is a 2 day affair.The soil scientist credential is a 4 year college degree taught at Penn State.
