Sounds like it makes sense for you to partner, I would suggest: spell out responsibilities very clearly, how you make decisions and most importantly: have a very clearly spelled out exit.

What’s your take on how current market trends could impact your decision to hold versus sell?

Cashflow, ability to build a team, landlord tenant laws, price to rent ratio etc.......were all factors in the decision making process almost a decade ago.Now,  I wonder why your approach is an either or view? 

That said, this might not work for everyone, so a fix-and-flip loan can be a great alternative.My team and I work with investors nationwide who face these same decisions.

But that will be your decision and at least you have options.

@Nicholas Stout Normally when I hear landlords make the conscientious decision to "convert" their properties to Section 8 rentals, they have a real estate problem wrongly diagnosed as property management or tenant issues.

At the point I made that decision, I didn't even know about self-directed IRAs, I just knew in general IRAs had a bit more flexibility.  

So, you’re at someone else’s expertise, decision making, experience, analytical skills, information flow, managerial capacity, oversight, etc.  

It was the right decision for me at the time to have it be an LTR, but it's a PITA restoring it.
