IRS tax transcripts are what is verified as being received and turned in by that seller to the IRS.Many people might omit or make up numbers or massage them to get a sale to go through but it's a rare breed who will do it to the IRS.So you are making sure they are not showing you one schedule for DD but have turned something else in completely to the IRS.

Given the square footage, if a relevant rezone was possible, sounds like a fantastic deal.Lawyers, accountants, massage therapists and other health professionals, etc. are often looking for these types of spaces IMO, and at that price point you could be very aggressive with rents.
