Property manager recommends Porcelain Tile (states more durable in long term) over luxury vinyl tile/plank.

Not sure how close you are in terms of proximity to the university but my Dad bought property near a university for over 30 years and eventually a developer came in and bought everyone out and added luxury student housing and shopping with a huge payday for all the owners who had bought many years before.

If luxury home  was built on land it can sell for 2m.

Those 2005-2007 properties in SoCal have just recently and finally hit there previous peaks, meanwhile, the broad market crushed anybody who was leveraged during this time yet I still hear you and others espouse the virtue of real estate during the great recession that saw millions of foreclosures lol.

@Taylor Holden Hello Taylor, LVP luxury vinyl plank flooring is going to be a much better long term solution to flooring than carpet.

And I upgrade to a decent level because apartment grade is crap, at least the beautiful SS ones in my “luxury” apartment were.
