Point is, you may be looking for a starter home builder and getting recommendations for luxury level home builders. 

I have one that's FANTASTIC for higher end properties (@Dave Stokley), and now I need one for nice properties that don't fall into the luxury category.

But even though they are paying their way, they still live a very luxurious life compared to what I had.

Timeliness and communication is critical when dealing with luxury markets and acquisitions, super jumbo focused lenders will often have dedicated processors and underwriters familiar with luxury real estate transactions. 

Not sure if higher purchase prices/rates have created this boom or if it's that all the new supply of rentals in Chicago is aimed at top end luxury *$3000 1br type builds etc. but rents have shot up on the north side.

IMHO I think the draw to the Poconos is it's proximity to two monster metropolitan markets and their middle and professional class who may prefer in many cases to tone it down from places like Miami, Hawaii, Vail, or Stowe, and instead have the luxury of a 1.5-2 hour car trip to somewhere where they will save on airfare, get a good deal on their accommodations, and still have loads of fun with their families without having to deal with exorbitant vacation costs and aggravating travel arrangements. 

It is a luxury log cabin right on the Roaring Fork River. 

(Luxuries of a small town..

Two of the properties I bought in 2012 in Arizona were luxury high rise condos - the first the seller purchased in 2007 for $525,000; I paid him $155,000 for it; the second the seller bought for $1,275,000 in 2008; I paid $505,000 for that one.  

They are advertising very heavily for Pine Street Multifamily Luxury Apartments.Would like to know how good Paradyme investments is and any opinion on their Pine Street multifamily offering.
