If you have a potential tenant that "might not" be a good payer, just don't sign a lease. 

Their lease is 6 month term with a same rate month to month however, their insurance states the rebuild of their home and fire investigation efforts are going to take 12-18 months. 

We're now up to $1,900/mo and the current tenant wanted to sign a full year lease so it's a furnished long term rental for the moment.

- You've got to go to the property for showing- Many do not show up, so you waste your time- Then you have to have a legally compliant rental application & lease- Some approved applicants disappear the day before or day of lease signing!

say you find a solid property in a low cost market for $200K and you buy it.between down payment, closing costs, rent ready / spruce up costs, and lease-up costs, you're probably going to need at least 50-65K in cash. 

And each year when the lease comes up for renewal, I ask them to contact the housing authority and ask for a rent increase.

Her husband is on lease still, if I give him x days couldn't he just go take all valuables in that time frame it just sucks because I can't separate them from the apartment because apartment is full of stuff, basement is filled and garage is filled, like I said he is having a dumpster dropped off Tuesday,, so I'll have to allow access
