There were people in PA who got hosed because of some contract for deeds from harbour back in the day where I believe the current holder had to go back and reamortize the loan and some of them were paid off or close to it when the buyer thought there was still a good amount of UPB left.

But then again I’m not too good at people management.

As far as PadSplit, you'll have to check city and county laws concerning the number of unrelated people allowed to live in a house. 

I know BiggerPockets already has a number of great calculators, but is there anything niche that people are interested in?
