What kind of returns were they promising you during the sales phase?

As GC's, now that we're doing our own builds, the biggest bottleneck we see is not the building phase as much as it is the permit phase. 

Hope you are on the other side, we are likely just entering this phase and need to get a plan in place. 

Had a thought of developing two different phases, one with contractor garages on the more flat land, and townhomes in another area that is more uneven.Thanks,

Problem is to get into that condition, it has to pass the appraisal phase which is executed by the lender.

Although humbly speaking we are well suited for this since I grew up in the land business right over there in Clear Lake ( lake county) I also did the last phase of Lake Wildwood and the project just to the East of Beale Air force base on the Hamaton Smartville road.. etc etc.. most lenders simply dont have my back ground so we help the land flipper in due diligence as well as with funding.

And now it's been about 6 months in the build phase. 

I am currently in the research and education phase of my RAL journey.

I had a new baby on the way, jobs had stopped coming in and I found myself solidly in a “what’s next” phase of life.
